The scope and limitations of preliminary property opportunity analysis.

Preliminary opportunity analysis
OpLot supports early-stage exploration of development and reuse possibilities. A scenario is a direction for investigation, not a conclusion that the property is suitable for a particular transaction or use.
Property information
Public records, supplied materials and listing details may be incomplete, outdated or inaccurate. Confirm addresses, areas, ownership, availability, lease terms and broker information directly before relying on them. A named listing broker represents the listing; OpLot provides independent opportunity analysis.
Development concepts
Renderings, massing, programs, areas and site strategies are exploratory. They are not approved plans, permits, construction documents, guaranteed unit yields or representations of existing conditions.
Zoning and entitlements
Planning observations do not determine development rights. Confirm governing plans and amendments, uses, density, setbacks, easements, public-access obligations and required approvals with authorities and qualified professionals.
Financial analysis
Financial estimates, development costs, revenues, values and returns shown by OpLot are preliminary planning-level estimates based on available information and stated assumptions. They are provided for early-stage opportunity evaluation only and do not constitute an appraisal, investment advice, financial advice, an offer, or a guarantee of performance. Actual costs, revenues, financing terms, market conditions and investment results may differ materially. Users and prospective investors should independently verify all assumptions and financial information with qualified financial, real estate, legal, tax and other appropriate professionals before making an investment, acquisition, financing or development decision.
Market information
Demand signals, contextual indicators and assumed revenues are not property-specific market appraisals. Operator performance, tenancy, leasing, financing, economic conditions and timing can materially change outcomes.
Environmental and site conditions
Images and desktop studies do not establish structural condition, contamination, flood safety, geotechnical suitability, tidelands status, utilities, survey boundaries or title. Commission appropriate investigation before proceeding.
Third-party information
OpLot does not control third-party records, listings or websites. References identify information used, not an endorsement, warranty or affiliation. Underlying public facts and third-party material retain their own status and rights.
Professional review
Obtain appropriate architectural, engineering, environmental, surveying, legal, tax, financial, brokerage and contractor review before material decisions. A request through the site does not itself create a professional engagement.
Limitation of reliance
To the maximum extent permitted by applicable law, OpLot and its contributors make no representation or warranty regarding the completeness or accuracy of preliminary estimates and are not responsible for decisions made solely in reliance upon them. Nothing in this notice excludes liability or rights that cannot lawfully be excluded.
Graphics and analysis
Unless otherwise identified, analysis graphics, development diagrams, massing studies and development illustrations presented within OpLot property analyses are created by OpLot using publicly available information, supplied information and preliminary site analysis.
